Bathroom ventilation requirements set how much moist air your fan needs to remove, and that number directly shapes where your fan, shower, and window sit in the layout.

Most homeowners plan the fittings first and squeeze in the fan last. That's backwards. Plan ventilation early and you avoid mould, peeling paint, and a damp smell that never quite leaves. Better still, you can map fan placement, duct routing, and window position on a floor plan before a single contractor sets foot in the room.

Ventilation changes your layout because the fan needs a short, direct route to outside air, and moisture needs to leave the room before it settles on walls, grout, and units. Placing the shower far from the fan, or running ducting the long way round, traps water vapour where it does the most damage.

Three layout decisions depend on ventilation:

  • Fan position relative to the shower or bath, where most steam is produced
  • Duct routing to the nearest exterior wall or roof, kept as short and straight as possible
  • Window placement if you're relying on passive airflow alongside a fan

How much ventilation does a bathroom need?

A bathroom needs roughly 1 CFM (cubic foot per minute) of extraction per square foot of floor area, with 50 CFM the recommended minimum for rooms 50 square feet and smaller, according to the Home Ventilating Institute (HVI). Larger or high-use bathrooms need more.

An alternative rule uses air changes: aim for 8 air changes per hour. Both methods point to similar results for a typical family bathroom.

Where should the exhaust fan go?

The fan should sit close to the moisture source — usually above or near the shower or bath — and on a path that lets damp air travel straight to an exterior wall or roof vent. Position it too far from the steam and it works harder for less effect.

A few placement rules worth following:

  • Keep the fan between the shower and the door, so air moves across the room and out, not back into it.
  • Avoid mounting it directly in a cold external corner where condensation forms fastest.
  • Choose a shower-zone-rated fan if it sits within the wet area.
  • Keep the duct run under a couple of metres where you can, with minimal bends.

Long, twisting ducting is the most common reason a correctly sized fan still leaves a room steamy. Every bend and every extra metre cuts real-world airflow.

Do you still need a window if you have a fan?

No, a window isn't required if you fit a fan that meets the airflow your room needs, but a window helps in practice. Passive airflow through an opening window clears steam quickly and gives you a backup if the fan fails. In windowless internal bathrooms, a fan isn't optional — it's the only way moisture leaves.

If you do have a window, plan the fan on the opposite side of the room. Fresh air enters one side, damp air exits the other, and the whole room clears faster.
